Garden Island Properties LLC is a family owned and operated Real Estate and Property Management business on the Island of Kauai in Hawaii.
The company was founded by Greg and Sue Strickland in 1992 and just a few months later, Hurricane Iniki hit Kauai when Greg was renovating the office. Sue took the business to their home temporarily, while Greg remodeled the office and the doors opened for business prior to the end of 1993.
Click on Vacation Rentals. Then click on your requested property or you can do a General Search by clicking on SEARCH PROPERTIES. Put in your requested dates and click on “SEARCH”at the bottom. All of our available properties will appear. Each available rental property should have a “check availability” link beside it which will allow you to check for available dates and then book online. We accept Visa, MC, Amex, Discover or Cashier’s Check or Money Order.
BEWARE: DO NOT SEND CASHIERS CHECK OR MONEY ORDER TO AN OVERSEAS ADDRESS.
Full payment is due 75 days prior to arrival. For any cancelled bookings prior to payment due date, we have a $175.00 cancellation fee. Once payment has been made, the reservation is non-refundable UNLESS we are able to re-rent the time reserved or you have accepted the CSA Travel Insurance that we offer and it is applicable to your cause.
Our office is located on the island of Kauai in Kapa’a. We are open M-F; 9am to 4:30pm; Hawaii Standard time.
All linens and towels are provided; which includes beach towels. On properties with full kitchen, basic cookware and utensils are provided. We do not provide any food items, beach supplies or toiletries.
4 night minimum.
9.25% -Transient Accommodations Tax & 4.167% is the General Excise Tax.
There is a non-refundable reservation fee paid at the time of booking; discounted if booked online. In addition is an out clean fee and for month or longer stays, we require a mid-stay clean and a Security Damage Waiver of $35 which covers any accidental damage in the unit up to $1500.
Holiday rate applies from 12/15 to 1/5. A daily rate is charged during this period only with a 7-10 night minimum.
Daily rate for Kauai vacation bookings less than one week are slightly higher than the weekly rate.
Check in is anytime after 3pm and check out is at 10:00am. Early check in or late check out without management approval may incur additional fees.
Weddings and large parties are not allowed at any of our properties.
To confirm a late check out (after 10am) please book an additional day.

Each Kauai vacation property has a security deposit. If paying w/a CREDIT card; we can keep your # on file and not charge the deposit.
Your Kauai vacation rental will be cleaned prior to arrival and upon departure. Daily maid service is not offered unless arranged prior to arrival for a fee. Please call for details.
Essentially travel insurance is cancellation insurance which covers you for all your reservation costs if you need to cancel due to injury, illness or death to yourself, traveling partners or immediate family. Learn more…
ALL of our Kauai vacation rentals are non-smoking with no smoking on the lanai. Smoking must be done at least 25 yards away from the home. Some of our condo properties have designated smoking areas. Please inquire at the time of booking.
Finding the best area to stay is really a matter of preference. Please look at the Kauai Visitors Bureau site for more info on Kauai.
Due to Kauai being in the tropics, we do have sudden rain showers throughout the year; our “winter” December – March tends to have more rain; again depending on what part of the island you’re staying at. Check out our Weather Page for more information.
Most of the homes in Hawaii are NOT air conditioned; so it is a matter of preference.
Like anywhere in the world, we recommend you use normal precautions while on vacation. Lock your rental car & accommodations at night and do not leave valuables visible in your rental vacation unit.
