Thank you for considering Garden Island Properties, LLC & Vacation Rentals as your property management company. We are a family owned and operated business located in the town of Kapa`a and have been in the real estate and property management business since 1992. Greg has been a real estate Broker on the island of Kaua`i since 1989 and Sue has received her Brokers certificate in 2012. Daughter Kanani who is a Realtor Associate and has a Bachelor’s Degree in Business Administration & Finance has recently joined Garden Island Properties and is working in our rental management department. We pride ourselves on giving our owners and guests prompt and personalized attention to their needs while on island as well as when planning a vacation to Kaua`i. Because of our central location in Kapa`a, we are able to manage properties from Hanalei to Poipu.
Our primary responsibility to our Owners is to take good care of your property; handle all maintenance and housekeeping duties with our reliable workers in a timely fashion and to rent and maintain the highest occupancy possible for you, the Owner.
We market our properties through various travel sites and search engines as well as our own website. We have been in the property management business for 25+ years and are very fortunate to have many repeat guests. These guests have made Kaua`i a second home and continue to use Garden Island Properties for their vacation rental needs.
Potential guests are able to make reservations online from our website 24 hours a day, which enables us to keep pace with the times and makes our properties available globally 24/7. We also have an Owner Link page, allowing owners to look at past statements as well as book dates for themselves and family members online.
We have our own capable housekeeping staff as well as efficient maintenance personnel who we have worked confidently with since the start of our Real Estate/Property Management business in 1992. For your vacation rental, we will assign one specific housekeeper to your unit who will take good care of your property and come to know it very well; rather than using a pool of housekeepers. Our maintenance staff is also very capable, honest and reliable and can be called on at a moment’s notice if and when we may have a maintenance emergency.
If you choose to have us manage your property, we will inspect your property and advise you on any changes, upgrades or additions that we think would be necessary to make your property more appealing and user-friendly for your guests. We ask that owners furnish their units with a tropical flavor and in a fashion they would like to see it should they be a renter coming to Kaua`i for a Hawaiian vacation.
