Frequently Asked Questions and Rental Policies

 

How do I make a reservation?

You can book online at www.kauaiproperties.com or call us at (808) 822-4871.

 

What payment methods are accepted?

We accept Visa, Mastercard, American Express, Discover, Cashier’s Check or Money Order.
BEWARE: DO NOT SEND CASHIERS CHECK OR MONEY ORDER TO AN OVERSEAS ADDRESS. 

 

What is your deposit and cancellation policy?

For reservations made directly with Garden Island Properties and not on a third-party website, there is a $225 deposit paid at the time of booking.  Full payment is due 75 days prior to arrival. For any cancelled bookings prior to payment due date, we have a $175.00 cancellation fee and non-refundable $50 booking fee. Once payment has been made, the reservation is non-refundable unless we are able to re-rent the time reserved or you have accepted the Red Sky Travel Insurance that we offer and cancellation is due to a covered cause.

 

What are your hours of operation and where is your office located?

Our office is located on the island of Kaua'i in Kapa’a. We are open Monday – Friday; 9 AM to 4:30 PM; Hawaii Standard Time.

 

What standard items are provided in my Kauai Rental?

All linens and towels are provided; which includes beach towels. On properties with full kitchen, basic cookware and utensils are provided.  We provide a starter set of basic supplies including toilet paper, paper towels, tissue, coffee filters, trash bags, dish soap and bath soap.  

 

Is there a minimum stay required?

Most properties have a 4 night minimum stay requirement.  We do accept shorter stays when filling a gap.

 

What are the taxes?

10.25% Transient Accommodations Tax & 4.712% General Excise Tax.

 

Are there additional fees?

There is a non-refundable reservation fee paid at the time of booking; discounted if booked online.  In addition, there is an out-clean fee, non-refundable $39 Security Damage Waiver which covers any accidental damage in the unit up to $1500 and for longer stays, we require a mid-stay clean.

 

What is the “holiday rate” and when does it apply?

Holiday rate applies from December 15 to January 15. A daily rate is charged during this period only with a 7-10 night minimum.  We do accept shorter stays when filling a gap.

 

What is the “daily rate”?

Daily rate for Kauai vacation bookings which are for stays less than one week are slightly higher than the weekly rate.

 

What are the check-in and check-out times?

Check in is anytime after 3 PM and check out is at 10:00 AM. Early check-in or late check-out without management approval may incur additional fees. Most of our properties allow for contactless check-in and you can go directly to your unit.

 

Can I have a wedding at the property?

Weddings and large parties are not allowed at any of our properties.

 

Can I have a late check out?

To confirm a late check-out (after 10 AM), we recommend that you book an additional day.

 

How do I check in/pick up keys for my rental?

Once payment has been made, we will email you a copy of our booking agreement within 24 hours.  Check-in instructions are emailed two weeks prior to your stay.  You will also be invited to our optional guest portal/app to access rental information and local Kaua'i recommendations and information.

 

What if I have an after hours emergency?

Please call our office at (808) 822-4871 for after-hours emergency numbers.

 

Is there a security deposit?

No security deposit with the Damage Waiver Protection and a major credit card on file.  Garden Island Properties may require a security deposit for certain bookings on a case by case basis.

 

Is there daily maid service?

Your Kauai vacation rental will be cleaned and sanitized prior to arrival and upon departure. Daily maid service is not offered unless arranged prior to arrival for a fee. Please contact us for details.

 

What is travel insurance?

Essentially travel insurance is cancellation insurance which covers you for all your reservation costs if you need to cancel due to a covered cause such as injury, illness or death to yourself, traveling partners or immediate family. Learn more

 

Are your rentals non-smoking? Can I smoke on the lanai?

All of our Kauai vacation rentals are non-smoking with no smoking on the lanai. Smoking must be done at least 25 yards away from the home. Some of our condo properties have designated smoking areas. Please inquire at the time of booking.

 

What is the best area to stay?

Finding the best area to stay is really a matter of preference. Please look at the Kauai Visitors Bureau site for more info on Kauai.

 

Do I need a rental car?

Rental cars are suggested as public transportation is limited. We do offer discounted rates with Budget or Avis Rent A Car.

 

What are the beaches like?

Kaua'i boasts some of the most beautiful sandy beaches in the world however, ocean currents and waves can be strong.  We recommend you visit Kaua'i beaches with lifeguards on site. Please refer to www.kauaiexplorer.com for beach information.

 

Can you recommend activities?

When is the “rainy season”?

Due to Kauai being in the tropics, we do have sudden rain showers throughout the year; our “winter”, December – March tends to have more rain; rainfall also depends on what part of the island you’re staying at. 

 

Do I need AC?

Most of the homes in Hawaii are NOT air conditioned; so it is a matter of preference.

 

Is the island safe?

Like anywhere in the world, we recommend you use normal precautions while on vacation. Lock your rental car and accommodations at night and do not leave valuables visible in your rental vacation unit.
