Wonderful vacation stay at Pono Kai. Unit spacious and comfortable. Started each day on the lovely ocean-front patio just as pictured in description. Appreciated the extra amenities such as bag and beach chairs (thank you). Rented a bike and took the bike path to the end of path (4 miles). Saw a seal on the shore just past Jimmy K's. Favorite things - drive to Waimea Canyon, Tree Tunnel, Hula show at Coconut Marketplace.

The resort is beautiful and right on a beautiful long beach. The water was a bit agitated but great place to walk on peacefully. It’s Really close to the airport which was very convenient. Kanani was really pro-active with communications and the resort staff helped book a tour for us. I would recommend Waimea drive-in for dinner with local food.

We really enjoyed our stay here. The home has a great layout with a large primary bedroom and good size second bedroom as well. The ocean views from the living room/kitchen and primary bedroom are wonderful. The walking trail was great as we used it almost every day. We were able to watch the sunrise over the ocean directly in front of our living room/lanai during our stay which we did every morning. A great quiet beach in your backyard a few steps to the left is what really makes this place special.

This OCEAN front 2 bed, 2 bath condo is AMAIZING! It is ground floor and the sliders open to a beautiful patio over looking a little mini golf area and past that is a walking trail and the beach/ocean. The master bedroom windows look out to the ocean for beautiful views. There is an amazing walking path in front of the unit goes for miles and is absolutely stunning. Wonderful bike path too. We walked this path daily. The path leads you to shopping, restaurants, stores& beaches. The unit is fully furnished with everything you can think of and more. Nice extras of spices, cooking utensils, storage containers, blenders, etc. Plentiful Towels, beach towels, paper towels, Kleenexes, garbage bags, toilet paper, drying rack for wet towels and even some laundry detergent. Laundry facilities just down the hall from unit. BBQ grills outside, this unit is fully LOADED. The Pono Koi resort is beautifully kept up with so many ammenties, pool, hot tub, golf, activites on site and rentals on site. The unit has beach chairs and umbrella for your use to bring to the beach that is steps away from the patio. The unit is so clean and comfortable furnishings from the plentiful tables, chairs to the couches & beds. This is our second year coming to this specific condo and we feel so blessed to be able to spend our time in paradise in this unit! Thank you!

Our ocean front condo was just as described and we enjoyed the month of February there. It is well laid out, well furnished, clean and plenty of supplies were available. Pono Kai is large but was quiet. We loved being able to walk to restaurants and shops nearby. We walked the oceanside path every day--it goes for miles. The management company was very good, always a fast response, and the website made communication easy. I would highly recommend this unit.

This is a great rental unit. It is nicely furnished. There were a lot of little extras that you sometimes don’t find, for reapplied there were 4 rolls of toilet paper in each bathroom, Kleenex in both a judge roll of trash sacks and extra rolls of paper towels. The kitchen was well stocked, plenty of dishes, glasses in all varieties, plenty of silverware. There were little extras here also like measuring cups.
My only disappointment was there was no beach in front of the ocean front unit.
The Pono Kai has lovely grounds and there was plenty of parking places..the rental company was great, when we had problems with the AC which was due to a powere outage, They did an excellent job of walking me through the restart.

Clearly among the best-located units at Pono Kai--only about 50 yards of grass and a paved walkway separate you from the ocean. So comfortable, I was tempted to just stay "home" for my entire stay. Also, had two occasions to contact management with special requests and they were quick, friendly and positive in both cases.

We enjoyed everything about this property. Location to town was convenient & walkable, proximity to the beach was immediate & water views were amazing from the unit! The unit was updated & well stocked. The beds were very comfy in both rooms. The ceiling fans were cooling & having A/C in the bedrooms was nice to cool off. Breezes in the afternoon helped cool off the living room in the afternoon. The resort property was very nice & full of fun amenities for my tweenage kids. Can’t wait to book this same unit again for our next visit.

The description matched the condo exactly. Kappa is centrally located on the island The facility was really nicely taken care. The unit was really clean. Great to have the AC until in the bedrooms, really didn't need it in the living room. AC also served as white noise and we didn't hear the Rosters in the morning. We enjoyed having breakfast with them in the morning. We arrived on Thanksgiving day, the local Safeway had a ready made Turkey meal that we just had to heat and serve. We hadn't checked in yet and I didn't really think about what it would take to heat and serve a whole 12lb turkey and sides. So was delighted to have some spices, alumni foil etc. and a well equipped kitchen. Dinner on the table looking at the ocean. We were VERY Thankful. You can tell the owners stay there often because they provide the little things one doesn't think about until they are sleeping there. Only thing I thought would have been nicer would have been a few more towel hooks, as we had condo provided beach towels that got wetter over night "drying out' on the patio furniture. Not a complaint, just a suggestion. Make reservations for activities you want to do before you arrive, because of COVID, attractions are taking less folks and doing shorter work hours. Some short trails, the light house even have reservation requirements. Right on the bike path, but no bikes to rent at the place. I probably would have only had time to use them one of the 6 days we stayed. Book now!

The condo was very nice. Clean and actually quite spacious. It is just a few yards from the beach. The condo is located in a large resort style setting with access to a pool, croquet, ping pong etc. Walking distance to town but be aware almost everything closes at 4pm. Only negative of the condo is the internet. Almost impossible to play Netflix etc for the kids. Also master bedroom TV is old and faded.

The ladies at the Garden Island Property company were an absolute pleasure to deal with and the property itself had everything you need and gardens beautifully maintained. We really enjoyed the unit and the location. Nothing beats being about to walk right out to the beach. Nice spacious 2-BR apartment with A/C in both bedrooms. Negatives - Glass door on patio in-op. We were warned about it on the date of our arrival and told it would be repaired before we left - never happened. Fridge died first day we were there. Management company was responsive and had a maintenance person out within 24 hours. The issue was, the maintenance person said they had to get a new fridge - Mgmt Co confirmed. Maint guy did a "quick fix" to get the fridge somewhat cold but died again by the end of our forth day. New fridge never arrived and we wound up eating out every night because we couldn't keep food cold. I'm sure the Mgmt Co will respond to this saying it takes time to get a new fridge but to that, the maintenance guy said he was going to go to Home Depot the next day to get one - again, never happened. Other than these issues, we loved the unit. Resort grounds are nicely kept, lots to do in the resort itself, and you are minutes walking to the town center with lots of shopping and restaurants. Unit had some beach stuff in it which was nice and what we didn't have, we could rent from the resort for great prices! We would consider staying here again.

We stayed at this condo for the month of December 2019 and found it absolutely perfect! The view to the ocean was amazing and hearing the waves is so calming. Being able to walk out your door and take the path along the ocean for miles kept us fit! The location, mid island, was so convenient and walking distance to Kapaa and restaurants worked out perfectly! Sarah and Sue were a pleasure to work with and solved any issues we had promptly! I would definitely rent this condo again!

I had many great communications with Sarah at Garden Island Prop. She is prompt, respectful, and kind. The vacation was wonderful. Weather was low 80’s during the day and low 70’s at night. The rental unit was very nice. Nice kitchen. Comfortable bed. Wonderful patio with ocean views. There is one thing in this space that absolutely needs to be replaced - the sofa has springs popping in it to make it lopsided, lumpy and not usable. Overall, loved the unit and location. Easy walk to city.

The property is located in a great position - close to everything in Kapaa. We especially enjoyed eating at a health food shop called "Papayas" which is very close to the property. Unfortunately Kauai still has not banned smoking on county beaches, so my one walk along the beach in front of the property was marred by all the people smoking and all the cigarette butts. I didn't enjoy breathing in second hand smoke. Regarding the condition of the property, it is very disappointing to find that most of the windows are in need of replacement as they don't lock without having to put a plastic bolster in the window sill. We wanted to leave the windows partially open at night time and had to get creative and find different length bolsters or other items to keep the window open but still have it secured. It was a worry the whole time being on the ground floor and annoying not to be able to have the sliding glass doors that open to the ocean open and secured at night time. I was told when I rang up that there would be a wooden dowel in the door in order to be able to have it open. I expected when I got there to find a wooden dowel that was shorter than the door in order to be able to have the door partially open. But it was a plastic bolster that was the same size as the door - all you could do was keep the door shut, not keep it open. There needs to be bolsters of different sizes available so that people can prop the door open at night (or in the day) and not have to worry about security. Also the TV was really hard to work out and the very brief instructions didn't help. There needs to be better instructions especially if you end up on the netflix etc. and how to get back to regular TV. Disappointingly the Netflix didn't work unless you have your own account. Other places we've stayed, the account information was provided or they had netflix already working when you walked in. Can't hear ocean with windows/doors closed.

Location was beautiful as described. However, the details were lacking. Most important, most of the surrounding units have AC but this one does not. There is a ceiling fan in the second bedroom, but the fan cannot be made to go faster than the lowest speed, which was totally inadequate. We sweated all night. There also is no fan in the second bathroom, and an open window is not adequate to cool it off. We were not able to get the unit itself to a cool-enough temperature given how warm and humid the weather was and given the need to lock up all doors and window at night.

The appliances and kitchen amenities were lacking. The electric teapot does not work and there is no tea kettle. The coffee maker has to be turned on and off by plugging in and unplugging the unit. There were not enough drinking glasses and not enough plates -- we had to run the dishwasher at least once each day.

There was only one decent beach chair in the unit. The others were rusty and too small.

The unit was clean as expected when we arrived.

It's unfortunate that the checkout time is so early.

I hope someone reads this review and makes some changes. We would not go back to this unit.

We had a wonderful vacation, staying for 8 nights. Patio door opens up into a wonderful steady warm breeze, good size grass area in back for young kids to run around, and the beach and ocean beyond made for amazing sunrises every morning. The communal BBQ is right next to the suite so we had fresh BBQ meals daily.
Property was very clean, had all the tools we needed to enjoy ourselves. There was the odd area under maintenance that was irrelevant (shutters were being replaced ) but didn't affect our enjoyment at all.
Keep the kids away from touching the Fan remote controls!
Regarding geographic location, having now put about 1000+ miles on the rental car over 2 trips to kauai, we love the eastern location. Its actually very central, considering the island HWY is like a horseshoe, it would be right around the middle.
This property will be a favorited for sure, and we plan to come back!

B109 is a ground floor, ocean front unit that is spacious and clean. The bathrooms, kitchen, and furnishings are updated and nicely kept.

The grounds are well kept, and the staff pleasant and helpful. The location is wonderful. Easy walk to town. Great access to cute cafes and bars. There is a walking/bike path along the beach that made for an easy walk to town, and various parks. My husband and I are in our 70s and it was easy to walk several miles a day.

This condo is in a great central location to visit the entire Island of Kauai. The condo was well equipped with everything we needed. Surprised to find a small ice chest and beach chairs too. Perfect for a family or two couples. I would highly recommend this condo as well as Garden Island Properties for your vacation in Kauai. My only negative was that the bed in the master was way too soft for me.

Very nice property with an excellent ocean view. Only complaint was that the unit had a strong paint odor during our stay. When the windows were open it wasn't a big deal, but enough to knock it down to 4 stars. The resort is nice too with enough activities to keep you busy for hours.

We really loved being on the ground floor so our boys can run in the grass and be so close to the ocean. It was just enough space for 3 boys and us, the laundry was conveniently located just a few doors away, and all the shops and cafs or walking distance. The condo was well stocked with kitchen items, towels, and even some toiletries. The workout room was very nice and parking was also very easy to find. Looking forward to our next visit!

Fantastic oceanfront view and access, although set back a little to rest of block so very shaded. Well furnished and clean, kitchen could use a little more equipment for guests that like to cook. Lovely bedding, lots of towels and beach stuff, chairs were a little basic.

The unit is huge compared to most 2 bedrooms and has tons of room for enjoying the unit, indoors and out. The walk out lanai allows you to access the grass, covered lanai, putting green and shoreline.
The kitchen is small but has an island that makes for more prep room. The refridg is too big for the space making squeaking by it impossible for more than two people in the kitchen. The internet didn't work right the entire time we were there. We ignored that and just used our hot spots on our phones.

This was a central location and was ideal for our vacation. The unit was a nice big open floor plan with comfortable furniture and plenty of seating. The bathrooms were spacious and had plenty of towels for use. The bedrooms were also a nice size w king beds and ample closet space w lots of hangers. The master bedroom had a perfect ocean view. The kitchen had All the dishes we needed and plenty of soap, towels and dish towels. However, the unit didnt carry any additional items people often use like zip lock bags, tin foil or saran wrap, straws or panrty cooking essentials i.e olive oil, spices. They had plenty of beach towels and beach accessories. The grounds at Pono Kai are well maintained w plenty of BBQs. We loved this place for our family vacation and would return to this unit for future vacations!

The layout and amenities at Pono Kai were good.

Unfortunately the front desk gave me the wrong code to the door andI had to return to get help. This meant I waited in line and lost time.

The Internet at the apartment I was in did not work for me nor for the maintenance service. On my third day I got help and was connected to a neighbour's system. However several times a day my computer reverted to the apartment I was in so I got messages that I was not connected and I had to get back to the other apartment's internet which was annoying and wasted time.

Neither tv worked.
The one in the living room was fixed after I insisted. Apparently it is not the job of the maintenance staff to replace batteries but they did
The tv in the bedroom worked only briefly after a lot of trouble with the contacts that have oxidised.

I would not have rented this apartment if I had known I would not have working tvs and internet

Nice place looks exactly like the picture. Good location and proximity to the beach. Even though we had a nice ocean breeze most of the time air conditioning is really necessary some of the time as the heat and humidity were intense. I appreciated the beach towels, chairs and the cooler to make life easier. We could have used a few more bath towels, and some of the kitchen items are a bit worn but all in all a nice place to stay.

This was our first year with Garden Island in charge of the condo. They did an A-1 job working with us on our reservations. We were happy with the few updates and hope there are more for next year. The maint. staff responded to our few problems promptly. Looking forward to next April.

This is a well kept condo and is located centrally to the island of Kauai. Our stay there was delightful. No a/c, but having an end unit helped with the flow of wind off the ocean through the front and out the back windows. I had trouble contacting the rental agency through the office number provided, and had to use the emergency number for what I considered non emergencies. The blender was broken when we arrived, but the property manager replaced it with a much better one. The location was walking distance to many amenities, and though we were right in town, we were far away from road noise, and only heard the ocean! I would not hesitate to stay here again. The kitchen was well stocked, tho' the fridge was almost too big for where it was located.

We spent 2 weeks in Oct 2016 at this condo with another couple and the unit and Pono Kai resort were incredible! The view was exactly as pictured. There were a few updates to furniture since the photos including a higher kitchen table and a stainless steel fridge. Nice reading lamps in the bedroom. Property Mgr was easy to contact when needed to resolve a minor plumbing issue and accommodated our 1 hour late checkout. The reason for 4/5 on general condition and cleanliness was the windows and shutters. I'm sure the salt water and humidity make it extremely hard to keep these white shutters clean but you almost didn't want to touch them and they were a bit difficult to open and close because of the stickiness. One needs replacing in the master bedroom. Overall we loved the central location, beautiful grounds, beautiful view and wonderfully equipped condo! Thanks you very much for a great vacation!!

Very nice Condo with oceanfront, you find everything you need in the appartment, beds were a bit too soft for us. We stayed in the groundfloor appt. andvdue wooden floor you could hear the people walking upstairs. The garden furniture were a bit old but overall a good location.

The location of this condo and the view of the ocean was terrific, especially for the overall cost. There is also a great walking/biking path right outside your door, which we enjoyed every morning with a cup of coffee.

Because of the location, size of the condo and cost, I rate the whole stay 4 stars but do want to note a few things on this property for someone considering another stay:

1.) There is no A/C. I did not think to check for this so I was disappointed and uncomfortable on our arrival when we realized there was no A/C in our stuffy new home. The trade winds off the ocean were not blowing so with no airflow, we were miserable as we were settling in and cooking dinner. Once the winds picked up and we figured out a strategy with the fans, we were comfortable the following days but this feature is worth noting as a downside.

2.) The place is starting to be run down, not all the pictures are accurate, and the furniture/amenities could use updating. Different elements of the place are showing wear and tear and need some love and care. There is rust on the windows, closet doors are broken, and it could use a really good deep cleaning. Also, the pictures online for the property show more decor, etc which is no longer there. The furniture inside and out seems old and worn, some updating would be ideal here.

3.) We had ants in the kitchen. Not an overwhelming problem, but an annoying one.


Overall, the town of Kapa'a was a great spot for us to access the island without being surrounded by hotels, and we enjoyed the condo in the end, especially considering the rate. I would recommend this property, but with the caveats noted above.
